Project description
and objectives:

The Bank will assist Europa Distribution Center Sp. z o.o. (EDC) to partially finance the phased development of 50,000 - 60,000 square metres (five to six new buildings) of warehouse or light industrial space in Poland. The new buildings will be developed on an existing distribution park managed by EDC and located in an industrial zone near Mszczonow, 45 kilometres south-west of Warsaw.

Transition impact:

The project will contribute to the improvement of supply-chain efficiency in Poland through the development of international standard warehousing and logistical systems, therefore lowering the cost of logistics and increasing competition in the finished goods sector.

The client:

EDC is a privately-owned Polish company set up in 1997 to develop the Europa Distribution Centre near Mszczonow. To date, EDC has successfully sold on a build-to-suit basis two warehouses and one light industrial property facility and has built and is letting out a fourth warehouse on its site.

EBRD finance:

Up to €10 million in revolving secured loan and up to €10 million revolving stand-by senior loan

Total project cost:

Approximately €45 million.

Environmental impact:

The project was screened B/0 requiring an Environmental Analysis. The environmental investigations, which included a comprehensive soil investigation, confirm that there are unlikely to be any significant issues associated with this operation. The investigations also confirmed that the Company has a positive and proactive approach to environmental issues and implements environmental, health and safety measures that comply with all relevant environmental, health and safety and in accordance with EU requirements. Comprehensive public consultation was undertaken at all stages involving neighbours and Local Authority and no objections have been raised.

A strict policy on health and safety issues will be employed by Europa Park. Noise dust and traffic disturbance will be reduced to a minimum and will have little or no effect on local communities. VDS sprinklers will be installed and fire control and fire protection will be in line with best industry standard and in accordance with EU requirements. The building has been designed in accordance with Polish Building regulations and Fire Officer Requirements.

All permits and approvals including Building Permits, Fire Officers Opinion, Surface Water Drainage Decision, Geotechnical Report, Environmental Impact Report, Crossover Permit, Sanitary Inspectors Opinion, Health and Safety Study have been obtained.
